The Application Process:

It is required you view the property in-person before submitting your application, tours can be scheduled by contacting our office.
If you submit an application before touring and all requirements are met to qualify, we will not be able to approve your application for the property until after a viewing is completed and thus its availability can be subject to change.


What will I need to apply?

  • There is a $35 nonrefundable application fee per each applicant and/or cosigner to be paid at the conclusion of completing the application form. Your application will not submit to us until payment has been made.
  • Every occupant age 18 or older MUST submit a separate rental application. When applying you are only providing your own information, please do not provide any information that does not pertain to you specifically. Only an approved and qualifying party that signs the Lease Agreement is permitted to inhabit the property with the exception of minor dependents.
  • You must provide a valid form of government-issued identification (State ID, Driver's License, or Passport).
  • You must provide verifiable information on current employment and proof of monthly income to collectively total at least 3x the rental rate.
  • You must provide information for 3 years of residential history when applicable, as well as valid contact information for each.


What all does the application check and how do I qualify?

  • CREDIT HISTORY: We obtain a credit report on each applicant, this is a soft credit pull and will not create a hard inquiry. Our credit reporting agency evaluates credit and payment history (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in either the requirement of a cosigner or denial. A concluded bankruptcy may be considered after 1 year of sufficient and positive established credit.
  • CRIMINAL HISTORY: We obtain a criminal background check on each applicant. Any felony convictions within the last 7 years or any currently pending felony convictions will result in denial.
  • RENTAL HISTORY: We examine rental history going back 7 years and send our rental verification form to past and present landlords, which may be asked to prove ownership or authority to manage the property on behalf of the owner. Rental verifications must show timely payments, appropriate notice to vacate, no damages, and no violence reported. An unsatisfactory finding, eviction within the last 7 years or currently pending eviction, or any amounts still owed to a prior landlord will result in denial.
  • INCOME/EMPLOYMENT: Applicants must collectively show a gross monthly income of at least 3 times the rental rate. Income and current employment must be verifiable. You will be required to submit your 2 most recent paystubs, or self-employed/1099 employees will be required to submit 2 most recent years of tax returns and bank statements to show proof of income. Insufficient income will result in either the requirement of a cosigner or denial.
  • PLEASE NOTE: Each and every applicant within your household must qualify based on these requirements for applications to be approved. The denial of any one applicant due to rental history or criminal history will result in the denial of all applications and a cosigner will not be considered. The denial of any one applicant due solely to unsatisfactory or insufficient credit history or income will result in denial of all applications with reconsideration to be contingent upon the requirement of a cosigner. Cosigners must submit a separate application including application fee, and must satisfy all requirements to qualify.


How long will my application take to process?

  • Application processing is typically complete within 1-3 business days. This timeline can vary depending on screening, verifying, and receiving any additional information if needed, or if any additional occupants have not yet submitted their separate application. To avoid further delay, make sure all occupants age 18 or older are ready to apply before submitting your applications.
  • Security deposits cannot be accepted to reserve or 'hold' a property while awaiting application processing. We cannot begin the leasing process required to reserve a property until all occupants have applied and have been approved.
  • You will receive an email at the email address provided on your application containing information on its status once screening is complete.


How can I reserve the property if I am approved, or what if I change my mind after applying?

  • If approved, you will be expected to sign the online Lease Agreement and pay the full security deposit payment upon your approval in order to establish upcoming tenancy, and to then consider the property reserved. Approval of application alone does not consider a property reserved, held, nor prioritized to approved applicant. The unit will continue to be marketed, toured, and available to any of whom is the first to complete the signing of the lease agreement and pay the security deposit after receiving an application approval.
  • If you change your mind prior to signing the lease and paying security deposit, or if the property becomes reserved first by another party due to postponing your lease signing or deposit payment, your application remains on file, valid, and transferrable to another qualifying property for up to 60 days from submission. After 60 days, the application expires and applicant must re-apply at any future time.


Other Information:

  • Application fees are nonrefundable as this payment only partially defrays the costs of extensive credit/background checks and administrative paperwork.
  • An application that is submitted incomplete or with inaccurate information will be considered denied. Please be prepared to submit all of the required information and documentation at the time in which you are applying.
