    Marketing of the Property

Property Management and Lease Enforcement


  • Complete a move-in inspection with each resident to photograph the condition of the property at move-in, as well as bi-annual inspections throughout the leasing term to photograph the interior and exterior of the property noting its current conditions
  • Provide and maintain 24/7 emergency maintenance phone services and on-call maintenance technicians
  • Review, assign, and complete any necessary tenant-requested work orders
  • Manage all necessary repairs or maintenance to the property
  • Screen, hire, and manage all vendors and contractors
  • Engage attorneys for the landlord's behalf, when necessary
  • Complete renewal process beginning within 90 days prior to the lease expiration date, and regular follow-up with tenants until the deadline to accept their renewal lease offer
  • Update leases and addendums regularly to include any new legislative items as necessary

  • Prepare the lease documents and send to the Online Tenant Portal for quick and simple review and electronic signing
  • Manage and handle the signing of all leases and agreements
  • Collect security deposit, first month's rent, proof of renter's insurance, and any utility account numbers that tenant is responsible for paying
  • Schedule a time for new tenants to pick up their keys and review scheduling their move-in inspection


Financial Management


  • Establish a Landlord reserve account for minor repairs and maintenance
  • Deposit and retain the tenant's security deposit in escrow trust account
  • Process security deposit dispositions within legal time limits
  • Pay any vendors or contractors for services that may need provided
  • By the end of each month, directly deposit rent proceeds to landlord's checking account via ACH payment
  • Provide a detailed monthly report for landlord review during end-of-the-month payments
  • Provide 24/7 access to our Online Owner Portal for landlord to review statements and directly send any payments necessary via our secure, online system
  • Provide year-end statements to landlords for tax preparation

  • Provide tenants with keys at move-in
  • Provide 24/7 access to an Online Tenant Portal for tenants to sign/access their lease agreement and any renewals, view any shared documents as necessary, submit a maintenance request, and make online rent payments
  • Establish communication with tenants and maintain strict communication protocols to protect the landlord's privacy
